A broad north-facing patio, comfortably furnished and with outdoor dining and a gas barbeque, looks out over the canals and your private jetty. Sun-beds, an outdoor shower and pretty garden provide quiet relaxation. A smaller patio looks east over the lagoon and The Heads.

Cotton percale linens, superb mattresses and soft pillows ensure a home-away-from-home feel and a great night's sleep. Travertine and marble bathrooms, and a black granite kitchen, with everything you may need, complement the luxury finishes throughout. Downstairs the large open-plan lounge and dining area leads to a separate TV room, the private guest suite, or onto the patios. Upstairs are the main bedroom-en- suite, 2 further bedrooms and bathrooms, and a study.

bullet Due to its proximity to the water canals, steps and balconies, the Villa is not suitable for children under 6.
bullet Pets are not permitted on the property unless by prior arrangement.
bullet Smoking is only permitted outside on the patios.
bullet Arrival and departure days are by arrangement to suit your needs.
bullet Arrival time is after 14.00; departure by 10.00 am, unless otherwise agreed.
bullet A minimum stay of 5 nights is required, and 14 nights over the Christmas peak season.
bullet A 50% deposit is required to secure your reservation, with the balance including breakages deposit and "Post Clean" cost payable 30 days before arrival.
bullet Payment by EFT is required. Credit card payment is not accepted.
